What to Expect

Welcome to the Classic Builders family. We’re so excited that you have chosen us as your partner for your garage project! You’ve signed a contract and made a down payment; here’s what you can expect for your project.

Permitting

Classic Builders handle all standard permitting for your project. Unless you live in the city of Milwaukee, we will need a survey of your property for permitting. If you do not have one, we can order one on your behalf. Classic Builders pay for all permit fees, but we will invoice you for the direct cost at the conclusion of your project. We will need additional support from you for the following:

  • Property Survey
  • If you have a septic system, we will forward a PSE form to you for completion

Classic Builders does NOT handle the following circumstances; but we can/will provide you with building plans to assist you in approvals should they be needed.

  • Neighborhood Association Approval Requirements
  • Community Board Reviews
  • Variance to Zoning Regulations (Board of Zoning Appeals)

Once the necessary permits have been issued, Classic Builders will place your project into the queue for a start. We will have an estimated starting time-frame. This time-frame can change because of weather conditions and other factors.


Your “Progress Payment” invoice will be sent out during this time. When we receive your payment, we will place orders for materials for your project, including any special order items.

Demolition/Excavation

We will contact you prior to our crews starting your project. If you have a demolition, we attempt to give at least 1 week's notice. It is always a good idea to start clearing out your old garage as soon as we receive the permit.


Please have the site accessible during business hours, starting with the demolition/excavation date and running through completion of your project.


For demolition, we will need:

  • The garage is empty
  • A minimum of 3 feet around the garage clear (preferably 10 feet)
  • Clear access to the garage from the street
  • Any electrical circuits to the garage disabled (typically a circuit breaker inside the house)


Demolition typically takes 1–2 days. Excavation typically takes 1 day (more if we need to remove a significant amount of ground).

Concrete Slab

Our concrete crew is the next step. They typically will arrive within the week after excavation has been completed to set forms for your garage slab. The average setup takes 1 day.


The forms need to be inspected by the community Building Inspector (we will contact) before we can proceed. Most often, forms are approved within 1-2 days.


After we have approval from the Inspector, we will pour the concrete for your garage slab. This takes 1 day and is usually completed within a week of forms being set up.


Additional concrete work may be completed at the same time as the slab, or it may wait until after the garage is completed (depending on your project)


After concrete is poured:

  • No foot traffic for 48 hours
  • No wheels for 5-7 days (bikes, strollers, scooters, walkers, etc.)
  • No parking vehicles on the new concrete for 10 days


Your “Slab Payment” invoice will be sent out. If any additional concrete work was completed at this time, we will also send out the “Concrete Payment” invoice.

Block Work

If your project requires block work (i.e.: a portion of your garage will lie below grade) this will be the next step. Block work typically takes 2 weeks to complete, but is often completed without effect on the overall timeline of your project.



  • Our block mason will need access to a water spigot
  • If the block is 3 courses high or more, the block will be sprayed with a liquid membrane
  • After the block is completed and sealed, we will backfill around the block

Lumber Delivery

We try to contact you at least a day before lumber is scheduled for delivery. Please have clear access to the job site from the street for the delivery of lumber. Lumber is delivered in multiple shipments.


Please note that lumber delivery will not be scheduled until we receive your “Slab Payment.”

Garage Build

Our Carpentry crew arrives within 2–3 days of lumber delivery. Our Carpentry crew needs access to electrical power.


The Carpentry crew will frame the walls and roof. They will install windows and service doors. They will install the siding and the trim. This entire process, on average, takes 2–4 days, depending on the size and complexity of your project.

Sub-Contractors

When the Carpentry crew has completed the majority of the garage, several sub-contractors will complete the final items.


Roofing

Shingles will be delivered within a week of the carpenters’ completion. The roofer is anticipated to start shingling a day or 2 after delivery of shingles. The roofing usually takes 1–2 days.


Overhead Door(s)

The overhead door(s) are scheduled to be installed 1–2 days after the roofing. They will install the door(s), operators, and keyless entry. If they do not have access to electrical power at the time of installation; the operator will need to be programmed once there is available power. If you contact us, we can walk you through the extremely simple procedure; or send somebody out to program the operator.


Electrical Package

If Classic Builders are installing an electrical package in your garage, this will be the next (and typically final) step in construction. Since the electrician needs access to your home in order to connect the power, they will contact you directly to schedule this installation. You should hear from them within a week of our Carpentry crew’s completion.

Inspections

In order to close the permit for your project, we will need to get final inspections from your community. If you have an electrical package, you will need an electrical inspection and the building inspection. In some communities, the inspector can complete both inspections at the same time; while in others, there are separate inspectors for each. The building inspection can be completed while you are away. The inspector will access the inside of the garage through an unlocked service door. The electrical inspection will require somebody to be home to give the inspector access to the home.


Do not cover the wall framing with interior finishes (i.e., drywall, pegboard) until inspections have been completed. Please do not cover the electrical conduit near the house and near the garage until the electrical inspection has been completed.

Landscaping

Upon final completion of your project, there will be landscape disruption around your new garage. Final landscaping is necessary around every finished project. This landscaping is NOT included in the scope of our work.
